Southwark Council Agrees to Fix Seepage
Questions
While it is a very positive step that Southwark recognises that a problem exists, and to ‘complete the repairs’, there are still many details to clear up.
No more excuses. After constant badgering for over two years, and legal action by some residents, Southwark appears to have agreed to take our complaints seriously. Urgent remedial work is needed. See mail below:
‘After considerable back and forth, I’ve just had the following message from the interim Housing Director:
“I have asked officers to complete the repairs …. – as Cllr Edwards says, waiting will cost more in the long-run and misery for residents in the interim.”

how much and when?
It will be interesting to know the extent of the proposed repairs, and when they will start. Those who have lived with the ‘misery’ for years know how it effects them. But how many others have suffered in silence?
who pays?
Are residents expected to pay for the same work twice? Juniper lost several long-term residents to the service charges of the 2017-18 regeneration – which was undertaken to solve the same problem we now face again. They simply sold up and left, often leaving a hole in the active community. A repetition of this process would be as destructive to the community as the structural problems are to the integrity of the building.

The situation is complicated by the fact the flats are becoming less attractive on the market as independent surveys by leaseholders confirm the presence of degenerative water ingress. Understandably, people do not want to invest in badly maintained property.
Please make Southwark take this into consideration.

Juniper House was salvaged from the bulldozers in 1976 by local residents From Kender Tenants Association.. A post-war Greater London Council estate, by the mid-1970’s Juniper had fallen into serious disrepair. People were living the roof, copper wirew was being stripped, and the local community realised that if something were not done urgently, 75 valuable units of social housing would be lost.
A series of meeting was arranged, the result being Juniper House Co-operative. The building was restored and managed by the unpaid work of residents.
